A club sells you a table; this is the whole site
Turn 30, 40 or 50 and the default is a table at a club: you commit to a minimum spend, you get a roped-off section, and the night still belongs to the venue. This is the opposite deal: you rent the empty site — ~22,000 sq ft outdoors, ~4,000 of them under the tiki hut — and you bring the music, the decor and the food. The quote is based on space, hours and day, not on what gets consumed. The dividing line is headcount: from 150 guests up, the whole site makes sense; below that, you rent just the Tiki Hut, which is what the small-events page covers.
150, 300 or 600: how the night splits up
The whole site takes ~600 standing or ~300 seated; one part alone, proportionally fewer. For a birthday at night the split that works is dinner and dance floor under the tiki hut and everything else in the garden: arrival and photos along the paved walkway between the two rows of palms, fixed picnic tables and six furnished cabanas on the sand side, which work as a rest area. The ~4,000 sq ft under roof are also the rain plan: if a downpour hits, the dance floor and the dinner are already covered. The tiki hut is open on all four sides; in wind the rain comes in sideways, so a winter date should budget for side enclosures. Capacity for your specific layout is confirmed at the visit.
Its own liquor license, and an area to set up the bar
The site holds its own liquor license, with its own license number — not something every space in Wynwood can say. There's an area to set up a bar; where it lands in your layout is defined at the site visit. Who runs it, what gets poured and on what terms is put in writing with the spec sheet, which is where the license number and its conditions go: nothing gets improvised on the night. There's no imposed supplier and no fee for bringing your own, and the rental is quoted on space, hours and day, not on consumption. If the plan is an open bar or a cocktail program, say so in the first email: it decides where the bar, the ice and the load-in go.
Two gates — and how late you can go
Guests come in through NW 21st Ct and load-in — vendors, ice, sound gear — through a separate service gate on NW 1st Ct: ice restocking and the DJ's unload never cut across the party. Perimeter hedges close the garden off from the street, and there's parking on the property, to the east and south. The site is rented by the slot, with a date and a time; what is closed off, from when, and how access is controlled is set in writing at the site visit. The curfew and the decibel limit are set there too, because Wynwood has residential neighbors: we don't publish a number because it depends on the event. If the plan is a DJ running late, say so in the first email.
